Abstract

The article comments on Keshwala v Bhalsod [2020] EWHC 2372 on whether a judge erred in refusing a tenant's claim for relief from forfeiture for non-payment of rent on the ground of delay, without considering whether the delay involved such exceptional circumstances to make it unjust to grant relief, where the tenant had paid the rent and the application was brought within six months of the landlord's re-entry.
