Abstract
The article argues for the implementation of the Law Commission's proposals for the reform of the law of the forfeiture of leases. It examines the major source of difficulties with the current law, notably, the doctrine of re-entry, the doctrine of waiver and the separate regimes for forfeiture for non-payment of rent and all other breaches of covenant. The article also considers why the Law Commission's proposals have not yet become law.
