Abstract
This article examines to what extent it is possible to make a deathbed gift of land by means of the handing over of title deeds or keys to the property. The question is examined by reference to both registered and unregistered land. Recent case law is referred to, notably, Vallee v Birchwood [2013] WTLR 1095 and King v Dubrey [2014] EWHC 2083 (Ch).
